Office

Stride has focused on repositioning its office portfolio over the recent past to meet the market demand for high quality, sustainable office spaces. The office portfolio, owned by SPL, is highly sustainable, with 75% green rated (rated four star NABERSNZ or five star Green Star or better), of very good quality, with 93% Prime or A grade. Stride considers that these characteristics will ensure the portfolio continues to demonstrate enduring demand.

A highly-desirable, prime office building in the heart of Wellington city, this property has 17,500 sqm of net lettable area and is highly sustainable, with a 5 star Green Star Office Design rating. Key tenants include Deloitte, Chapman Tripp, NZI and Kiwibank.
46 Sale Street, Auckland
46 Sale Street is another high quality, new office building, completed in late 2017. This property is Prime grade, located in the central city, with AA Insurance as a key tenant. This building is rated 5 Star Green Star Office Design and 5 star NABERSNZ.
110 Carlton Gore Road, Newmarket, Auckland
This is Stride’s most recently acquired property, having been completed at the end of April 2023. This Prime grade property has a 6 Green Star Design & As Built Rating and has been awarded a 5.5 star NABERSNZ rating (base building). Key tenants include Vector, Aurecon and Metlifecare.
215 Lambton Quay, Wellington
This property is located in a highly desirable central Wellington location. This property is an A grade property and Stride is exploring options to improve its sustainability performance to ensure the building continues to demonstrate enduring demand.
1 Grey Street, Wellington
This property, which is located between the Stride properties of 20 Customhouse Quay and 215 Lambton Quay, has net lettable area of 10,500 sqm, and is currently a B grade building. Stride is exploring options to improve the sustainability performance of this building and considers that this property has attractive opportunities for further development in the future.
34 Shortland Street, Auckland
Shortland Street continues to be a location in demand in Auckland city, and this property is well positioned to take advantage of that demand. Since acquisition Stride has completed a number of improvements on this property, including replacing all the lifts, installing end of trip facilities and upgrading the lobby. Stride is also improving the energy efficiency of the building, targeting a minimum 4 star NABERSNZ or Green Star rating over time.
55 Lady Elizabeth Lane, Wellington
This property occupies a prime location on Wellington’s waterfront. Stride is currently working on plans to improve the seismic resilience of this property.

Retail Town Centre

SPL owns NorthWest Shopping Centre which is located in a fast-growing Auckland region driving growth in sales and demand for space within the centre. SPL also owns an interest in Johnsonville Shopping Centre, a development opportunity located in Wellington.

NorthWest Shopping Centre, Auckland
Stride developed the NorthWest Shopping Centre in 2015, and completed the development of additional dining, retail and office space in a purpose-built main street retail environment in 2016. NorthWest Shopping Centre is located in the fast-growing Westgate area in West Auckland, and continues to benefit from the increasing population in surrounding areas as residential and commercial areas are developed.

Stride manages two shopping centres owned by Diversified, both of which are important shopping hubs located in busy cities within New Zealand. Diversified also owns an interest in Johnsonville Shopping Centre, a development opportunity located in Wellington.

Queensgate Shopping Centre, Wellington
Queensgate is Wellington’s premier enclosed shopping destination, located at the heart of the Lower Hutt CBD. The centre features over 130 retail tenants, providing a full retail and entertainment offer to residents in the Wellington region, including destination brands such as Event cinemas, H&M, Farmers, Mecca Maxima and many other fashion, homewares, and department stores.
Chartwell Shopping Centre, Hamilton
Located in Hamilton, Chartwell Shopping Centre is the largest enclosed shopping centre in the Waikato region, with over 100 retail tenants. Chartwell offers a full retail offer, including iconic brands such as H&M and Country Road.

Convenience-Based Retail

SIML manages the convenience-based retail portfolio owned by Investore, an NZX-listed company. The Investore portfolio ranges from standalone supermarkets and hardware stores to convenience-based retail centres. Investore’s properties house tenants that focus on “everyday needs”, with many well-known national brands such as Woolworths, Bunnings, Mitre 10, Briscoes Group and The Warehouse Group. Bay Central Shopping Centre
This shopping centre, located in Tauranga, comprises 17,400 sqm of net lettable area, and includes a number of key tenants such as Rebel Sport, Briscoes, Bed Bath & Beyond, Heathcotes and Freedom Furniture along with supporting food outlets and specialty tenants.
Mitre 10 MEGA Botany
Investore owns the Mitre 10 MEGA at Botany, which is a single tenant site of over 12,200 sqm.
4 Carr Road, Mt Roskill, Auckland
Investore acquired this property in August 2021. Rebel Sport and Briscoes are the key anchor tenants at this site, along with a number of smaller stores. This site neighbours another Investore-owned site at 2 Carr Road (anchored by Bunnings), giving Investore ownership of 3.85 ha in total of prime central Auckland commercial real estate.
Woolworths Warkworth
This 3,800 sqm property in Warkworth includes Woolworths as its anchor tenant with a further five retail tenancies aligned with the Woolworths. This type of property is common in the Investore portfolio – a number of retail tenancies anchored by a large, nationally known brand such as Woolworths, Briscoes, Rebel Sport and Bunnings.

Industrial

SIML manages the industrial portfolio of Industre Property Joint Venture. Industre invests primarily in the Auckland region, and has been active in developing good quality, well-located industrial properties, which will continue to have enduring demand.
